As a city, Charleston is made up of a downtown peninsula bordered by two rivers, with surrounding neighborhoods, suburbs, and beach communities all connected by bridges.
Downtown Charleston, including the Historic District and French Quarter, is where you’ll find most of the city’s top attractions, tourist-friendly restaurants, and picture-perfect cobblestone streets. So if your goal is getting that quintessential Charleston experience, staying downtown usually makes the most sense.
Across the bridges, areas like Mount Pleasant, West Ashley, and the nearby beach towns offer a completely different pace and atmosphere. Mount Pleasant is popular for families and travelers who want a quieter, more residential feel that’s still close to downtown, while beach towns like Isle of Palms are better suited for travelers prioritizing ocean access.
If you’re staying in downtown Charleston or the Historic District, you likely won’t need a rental car. Most attractions are walkable, and rideshares or guided tours can easily cover longer distances. You can also take the Charleston Water Taxi between downtown and Mount Pleasant, which is always a fun way to get across the harbor.
As a heads up, public transportation is limited in Charleston, so if you stay farther from downtown or the beaches, having a car will definitely make getting around much easier.

- Upper Downtown/Cannonborough – Best for food & nightlife – This is one of Charleston’s coolest and fastest-growing areas, packed with trendy restaurants, cocktail bars, cafes, and a bit more of a local feel compared to the Historic District. Courtyard Charleston Waterfront is our top pick in this area, offering a comfortable stay with beautiful river views while keeping downtown within easy reach.
- West Ashley – Best for budget-friendly travelers & families – Located just outside downtown, West Ashley offers better-value hotels and easier parking, while still being just a short drive from Charleston’s main attractions. Home2 Suites Charleston West Ashley is a great stay, known for its spacious suites and delicious complimentary breakfast.

Multiple Charleston trips have taught us that this city doesn’t reward spontaneity when it comes to planning. The good places get snapped up months in advance, leaving the overpriced and underwhelming options for last-minute travelers.
The sweet spot for booking Charleston accommodations is 3-4 months out—enough time to secure good rates but not so far ahead that you’re locking in plans excessively early.

Historic District


BEST FOR FIRST-TIME VISITORS

The Historic District is the heart and soul of Charleston. Think cobblestone streets, towering church steeples, horse-drawn carriages, and some of the best views of the harbor. This is the city’s most iconic area, and it’s what most people picture when they imagine themselves in Charleston for the first time.
When you stay downtown, you’ll have easy access to some of Charleston’s most beloved sights, including Rainbow Row, Waterfront Park, The Battery, Charleston City Market, and the French Quarter. You’ll also have the city’s very best restaurants and rooftop bars on your doorstep, so you’ll always have somewhere special to end the day.
Another major perk of staying in downtown Charleston is that everything is super walkable. You can spend the morning sightseeing, do some shopping in the afternoon, and then end the evening with a fabulous waterfront dinner, and you won’t even have to book a rideshare or worry about parking!
If this is your first time visiting Charleston, the Historic District is definitely the best place to stay. It’s convenient, beautiful, and packed with character, and you’re still well-positioned to venture out to other neighborhoods (or even the beach) if you want to see more of the city.
Market Pavilion Hotel – $$$


When it comes to accommodation in downtown Charleston, you absolutely have to consider the Market Pavilion Hotel. This place is the epitome of Charleston charm, with its elegant 18th-century colonial details and luxurious residential furnishings. You’re also just steps away from the Charleston City Market and Waterfront Park, which couldn’t be more convenient.
The rooms feature Italian marble baths and premium bedding, but the real highlight is the stunning rooftop pool with a mosaic bottom. They even do daily coffee and pastries on each floor, which is such a nice touch!
This is definitely a “treat yourself” kind of stay, and you can expect prices to start around $385 USD per night and climb to $470 USD+ per night, depending on the season.
If the Market Pavilion is fully booked, The Charleston Place is an excellent backup. It’s just a few blocks away and offers a true luxury experience, complete with beautifully designed rooms and a stunning grand staircase in the lobby.
Another option we love is the HarbourView Inn. It’s closer to the harbor and offers a complimentary wine and cheese reception in the afternoon (does it really get any better than that?).
Emeline – $$


Next up is the Emeline, a gorgeous boutique hotel nestled right on Church Street. We love this hotel because it’s got that classic Southern hospitality, but with a modern twist.
The atmosphere here is also fantastic, with a restaurant, bar, and coffee shop all on-site, plus a beautiful courtyard space. You’re also perfectly placed to walk to King Street’s shopping and numerous local attractions, like Waterfront Park and Rainbow Row.
In terms of pricing, you can expect rates to typically start around $290 USD and climb to $770 USD+ per night for premium rooms in peak season.
If the Emeline is fully booked (and it does fill up!), the Church Street Inn Historic Charleston is another great option nearby on Church Street. This is a luxury townhouse-style accommodation, so each room comes with a full kitchen.
Another mid-range option worth checking out in the French Quarter is the Vendue, Downtown Art Hotel. This is such a unique boutique property dedicated to art (they host regular art exhibits), and they also have a fantastic rooftop bar.
Hampton Inn Charleston-Historic District – $$


Next up is the Hampton Inn Charleston-Historic District, but don’t let the familiar name fool you! This is genuinely a gorgeous stay, housed within a beautifully restored 1860s railroad warehouse with a lush garden courtyard, an outdoor pool, and a free hot breakfast to set you up for the day.
Location-wise, you’re right on Meeting Street, so you’ll have easy walking access to major attractions like the Charleston Museum and King Street.
Rates typically start from around $210 USD to $265 USD+ per night, depending on the season, which is very reasonable for a central Charleston hotel.
If the Hampton Inn is full, the Embassy Suites Charleston is another solid pick. It’s housed in the original Citadel Military College building and offers spacious two-room suites, perfect for families.
Another option is the Hyatt House Charleston – Historic District, located just off King Street. This hotel offers apartment-style suites, and there’s even a rooftop pour-your-own bar onsite (so fun!).
Upper Downtown/Cannonborough

Upper Downtown and Cannonborough feel younger, livelier, and a little more contemporary compared to the Historic District.
This area is especially ideal for travelers who prioritize great dining and social energy over being steps away from Charleston’s historic landmarks. While you’re still close enough to visit places like The Battery or Waterfront Park, the experience here feels a lot less touristy, with plenty of trendy cafes and cocktail bars to choose from. Some of Charleston’s best restaurants are also clustered around Upper King Street, so your dinner plans practically take care of themselves.
The vibe here is definitely artsy and relaxed during the day. However, once the sun goes down, the neighborhood really comes alive. We absolutely love this about the area, but if you prefer quieter evenings or are traveling with young children, you might want to stay a few blocks away from the busiest bars.
In our opinion, Upper Downtown and Cannonborough are fantastic places to base yourself if you want to experience the city like a local and if you love food. As a fair warning, you may find yourself planning your entire trip around restaurant reservations. I could happily eat my way through Upper King Street for a week and still not run out of places to try!
The Lowline Hotel – $$$


One of our favorite hotels in this area is the Lowline Hotel. It’s part of the Hyatt family, which we love, and offers a modern, vibrant retreat right on King Street.
This hotel has a lot of good things going for it, including the Leeward Restaurant, an indoor heated pool, a fitness center, and even a golf simulator room (so fun!). You’re also ideally situated near Charleston’s premier shopping and dining district, with the Historic District just a 15-minute walk away.
Pricewise, you can expect rates to typically start from around $140 USD and climb to $595 USD+ per night during peak season.
If The Lowline is all booked up, you absolutely have to look at The Iris, which is right around the corner. This is a smaller, more boutique hotel offering apartment-style accommodations, a great option if you want a little extra space.
Another great option is The Charlestonian. It’s located in a fully renovated 1855 Antebellum mansion and also offers apartment-style rooms with kitchenettes and balconies.
Courtyard Charleston Waterfront – $$


For our mid-range pick in the area, you can’t go wrong with the Courtyard Charleston Waterfront.
It’s located in the Waterfront District, and many of the rooms offer stunning views of the Ashley River and Marina. There’s also an outdoor pool with a patio area and cozy firepit. Another thing we love about this hotel is that they offer an invaluable free shuttle service to the Historic District, which is just so convenient!
In terms of pricing, rates typically start from around $135 USD to $830 USD+ per night during busier seasons.
If the Courtyard is full, the Hilton Garden Inn Charleston Waterfront/Downtown is another option situated on the Ashley Marina. This hotel is known for its rooftop bar (make sure to go at sunset!) and sleek outdoor swimming pool with loungers.
The Hyatt House Charleston is another great pick in the area. Each room at this hotel comes with a full kitchen, and there’s also a complimentary buffet breakfast, which is always nice!
Francis Marion Hotel – $$


Another fabulous mid-range option is the Francis Marion Hotel. This hotel is actually a historic landmark and was opened in 1924, and overlooks Marion Square.
Location-wise, you can’t get much better. You’re right on King Street, so you’ll have easy access to some of the city’s best gardens, museums, shops, and restaurants. The hotel also features a full-service spa, a restaurant with live jazz, and a Starbucks on-site (ideal!).
Prices usually begin at around $195 USD per night and can go up to $875 USD+ for higher-end suites or peak dates.
Another affordable option in the area is the Moxy Charleston Downtown. This is a trendier hotel right off Meeting Street, with an on-site cocktail bar and gorgeous sun terrace.
If both the Francis Marion and the Moxy are fully booked, it’s also worth checking the Holiday Inn Express & Suites. This is a solid, reliable option located just a half-hour walk (or 6-minute drive) to the historic downtown.
West Ashley

BEST FOR BUDGET-FRIENDLY TRAVELERS & FAMILIES

- More affordable accommodations compared to downtown
- Larger hotels with easier, often free, parking
- Close to major plantations and gardens
Cons
- Requires a car or rideshare to reach downtown attractions
- Lacks the historic walkability of the city center
- More residential and commercial feel
West Ashley offers a more practical, laid-back side of Charleston and is a great place to stay if convenience and value are top priorities. In terms of location, it’s located just across the Ashley River from downtown, and it’s known for its larger hotels, easier parking, and noticeably lower prices compared to the Historic District.
One of the biggest perks of staying in West Ashley is the extra space and flexibility you get. Hotels tend to be larger, parking is often free, and you’ll generally get more for your money, something families and longer-term travelers especially appreciate. And while you won’t be stepping outside onto cobblestone streets or walking to rooftop bars, you’ll likely have a much more comfortable base, and a little extra room to spread out.
West Ashley is also super convenient if you plan to explore areas beyond downtown Charleston. For example, you’ll be close to popular attractions like Magnolia Plantation & Gardens and Charles Towne Landing, but you’ll still be just a 15-minute drive from Charleston’s historic core.
In our opinion, if you’re traveling with kids, planning day trips, or simply prefer convenience over atmosphere, staying in West Ashley is a no-brainer.
Residence Inn Charleston Riverview – $$


The Residence Inn Charleston Riverview is our top pick for families in West Ashley. We love this hotel because every room is a proper spacious suite, offering a separate living area and a full kitchen. This is honestly so nice if you’re traveling with kids or staying for several days.
The complimentary breakfast every morning is also a big hit with guests, and they even offer a shuttle service to downtown, which is a really nice bonus!
In terms of pricing, you can expect rates to range from $210 USD to $245 USD+ per night, depending on the season.
If the Residence Inn is full, we also recommend checking out the DoubleTree by Hilton Charleston Riverview. The rooms are clean and comfy, there’s a patio with fire pits, and that signature warm chocolate chip cookie at check-in is hard to say no to!
Home2 Suites Charleston West Ashley – $$


Another one of our favorite hotels in West Ashley is the Home2 Suites Charleston West Ashley. This is a modern hotel with a lovely outdoor pool and fireplace, plus an excellent buffet breakfast.
Location-wise, it’s also incredibly convenient. The hotel sits less than 15 minutes from the airport and around a 20-minute drive to Charleston’s Historic District, making it easy to experience downtown without having to pay downtown prices.
In terms of pricing, you can expect rates to typically start from around $165 USD and climb to $275 USD+ per night, depending on the season and room type.
If the Home2 Suites is fully booked, the TownePlace Suites by Marriott Charleston-West Ashley is a fantastic alternative. Every room comes with a kitchenette, and there’s also barbecue facilities onsite if you fancy staying in for an afternoon or evening.
The Town & Country Inn and Suites is another great option in the area. It offers all the essentials, like an outdoor pool, an on-site restaurant, and a fitness center.
Comfort Suites Charleston West Ashley – $

Another one of our absolute favorite hotels in this area is the Comfort Suites Charleston West Ashley. This is one of the best budget finds in the city, with each room equipped with a microwave, refrigerator, and a separate seating area.
Location-wise, you’ll have easy access to downtown Charleston and Charles Towne Landing. And best of all, parking is included, which is hard to find in Charleston!
Prices usually begin at a reasonable $120 USD per night, but keep in mind they can go up to $235 USD+ for higher-end suites or peak dates.
If the Comfort Suites is all booked up, the Hampton Inn & Suites Charleston-West Ashley is also worth checking out! It’s right around the corner and features an outdoor pool, business center, and free continental breakfast.
Another budget-friendly hotel we love in the area is the Holiday Inn Express Charleston. The outdoor pool here is especially nice, and you’re still just a 20-minute drive from downtown.

Mt Pleasant


BEST FOR BEACH ACCESS

If spending time at the beach is high on your priority list, Mount Pleasant is definitely the place for you. This polished suburban area is located just over the iconic Ravenel Bridge from downtown, and it offers easy access to the historic sights and all the nearby beaches like Sullivan’s Island and Isle of Palms.
In our opinion, Mt. Pleasant strikes the perfect balance between city sightseeing and beach time. You can spend the morning exploring downtown Charleston, then head to the beach or unwind at one of the area’s scenic waterfront bars or restaurants for sunset.
Even though you’re not downtown, the dining scene here is still seriously impressive, especially around Shem Creek, where you’ll find some of the best seafood in Charleston. And the best part? You won’t have to battle downtown crowds to enjoy a great meal.
While you won’t be within walking distance to Charleston’s historic landmarks (you’ll have to book an Uber or drive, which takes about 15 to 20 minutes depending on where you stay), Mt. Pleasant is still a solid area to stay for families, beach lovers, or anyone who prefers a quieter home base with a bit more space and easier parking.
The Beach Club at Charleston Harbor Resort and Marina – $$$


One place we always recommend in Mt Pleasant is The Beach Club at Charleston Harbor Resort and Marina.
This hotel is seriously nice. There are two pools, a spa, a waterfront Tiki Bar, and five different dining options. You’re also just steps away from the Charleston Water Taxi, which offers convenient access to historic downtown. This really is a full resort experience, and it’s absolutely worth checking out if you’re really looking to treat yourself on your trip!
In terms of pricing, you can expect rates to start from around $365 USD per night, rising to $860 USD+ per night depending on the season.
If The Beach Club is all full, the Inn at I’On is another option. This boutique hotel is a bit further inland, but it offers a genuinely tranquil retreat in a local Charleston community.
Another premium hotel we love in the area is the Embassy Suites by Hilton Charleston Harbor Mt. Pleasant. This hotel is right on the harbor and offers two restaurant options, a hot buffet breakfast, and a gorgeous outdoor pool.
Hyatt House Charleston/Mount Pleasant – $$


Next up on our list is the Hyatt House Charleston/Mount Pleasant. This is our top mid-range pick for Mt. Pleasant, and it offers apartment-style suites with full kitchens and living areas (perfect for families and extended stays).
We love this hotel because they do made-to-order omelettes at breakfast, and the heated outdoor pool and patio area are just so relaxing! In terms of location, it’s conveniently located near Sullivan’s Island Beach (around a 20-minute drive) and the Mount Pleasant Towne Center shopping area (also around a 20-minute drive, depending on traffic), so you’ll have plenty to do on your doorstep.
Pricewise, you can expect rates to usually start at $160 USD and climb to $410 USD+ per night in peak season.
If the Hyatt House is full, we also recommend the Staybridge Suites Charleston – Mount Pleasant by IHG. This hotel offers spacious suites with kitchenettes and hosts a daily social hour with light snacks.
Another option nearby is the Candlewood Suites Charleston – Mt. Pleasant by IHG. Each room here comes with a fully-equipped kitchen, which is handy to have if you like having snacks, beach lunches, or breakfast sorted before heading out!
Sleep Inn Mt Pleasant – Charleston – $


For our budget-friendliest pick in Mt Pleasant, we 100% recommend the Sleep Inn Mt Pleasant – Charleston. It sits conveniently near the local attractions, such as the Mount Pleasant Historic District and Shem Creek Park, so it’s an excellent base if you’re planning on really exploring the Mt Pleasant area.
We also love this hotel because you’re still just a 12-minute drive to the historic downtown area, but you definitely won’t be paying downtown prices. You can expect rates to typically start from around $110 USD to $255 USD+ per night, making this one of the best value stays in the area.
If the Sleep Inn is fully booked, the DoubleTree by Hilton Charleston Mount Pleasant is another budget-friendly pick in Mt Pleasant. This hotel features newly-renovated rooms, two swimming pools, and a modern fitness center.
Just a 5-minute drive away is also the Home2 Suites by Hilton Mt Pleasant Charleston. We love this hotel because it has a gorgeous outdoor firepit and barbecue facilities, which really come in handy on those evenings when you’d rather stay in than go out!
